Most people have a problem digging up the dirt on a property but we love it. The more problems we can find the more we have to disclose. We really love disclosing problems to the bank. It really makes for a profitable deal.

Remember, the bank isn’t just going to grant you a discount because they’re nice. If you want a discount approved you are going to show the bank that your deal warrants a discount.
